Pre-Qualification Process

Become a homeowner!

You deserve your own home, one that’s well-maintained and in a good location. We’d be honored to help get you into a home through private financing. Three basic requirements:

  1. Can afford the mortgage and show proof
  2. And have a history of paying rent on time
  3. And have a down payment saved up (20% or more of purchase price)

Are you self-employed? Does your income vary month to month? Are you a successful business owner? Are you an ITIN holder? Borrowers we work with typically have unique circumstances unique enough that banks aren’t an option.

Apply for a home loan!

To move forward, you will need to qualify with our underwriters by providing:

  1. documented track record of income that, on average, is more than sufficient to support monthly PITI payments
  2. provably good history of rent payment and monthly bill payment
  3. substantial down payment (20% or more of purchase price)
  4. supporting bank statements
  5. supporting W-2
  6. supporting tax returns
  7. completed Fannie Mae Form 1003, which reflects income, expenses, assets, and liabilities (this essentially summarizes the above 6 items)
  8. signed Authorization to Release Information; this is to run credit and background checks

Once you’ve gathered all of the above, submit them along with a $400 application fee to our underwriters who work with a team of residential mortgage loan officers. Please get ALL of your paperwork ready and submit everything at the same. The underwriters usually respond within just a couple of days!
